Due to the amount of foot traffic this small area experiences on a regular basis, a major turf and soil renovation was necessary to sustain tailgating and pedestrian activity ahead of the 2026 football season.

Southern Botanical completed the SMU Boulevard renovation in mid-June to allow plenty of time for the critical turf establishment period before the start of football season. This timing allows the newly installed Stadium Zoysia to develop root strength and resilience before experiencing heavy tailgating traffic in the fall.
For Southern Botanical, success will ultimately be measured in performance rather than installation.
“When the SMU community and visitors step onto the boulevard, I hope they experience that unmistakable ‘wow factor’ we always strive to deliver,” Cabral said. “I want them to look across the lawn and see that absolutely no stone was left unturned in bringing this vision to life.”

What made this SMU landscape renovation unique was not just the scale of the turf work, but the constraints behind it. A shortened football scheduling window, intense year-round foot traffic, and the need to preserve more than 65 mature live oaks forced the team to rethink a typical approach to commercial sod installation.
Over six weeks, Southern Botanical completed a full turf renovation along SMU’s Bishop Boulevard that included soil remediation and reconstruction, irrigation adjustments, tree protection measures, and the installation of Stadium Zoysia designed to establish ahead of football season.
Why Was the SMU Boulevard Renovation Necessary?
The Bishop Boulevard renovation was driven by long-term turf stress and increasing usage pressure on one of the most active pedestrian spaces on campus. Southern Botanical’s commercial landscaping team identified an opportunity to improve long-term turf and soil conditions.
How does football tailgating impact SMU’s turf conditions?
“The boulevard experiences consistent foot traffic and daily usage from studying students, dog walkers, and campus activities; however, the single largest impact on the turf is football tailgating,” said Account Executive Zavier Cabral.
Historically, SMU relied on a multi-week recovery window between football games to prepare seasonal turf. That window changed dramatically when the 2026 schedule was released.
“Instead of our standard multi-week window, we were limited to just five days during the peak seasonal window for rye seed establishment,” Cabral said.
Rather than searching for another short-term fix, Southern Botanical pursued a more comprehensive solution. Over six weeks, Southern Botanical’s Dallas Commercial Enhancements team and Dallas Commercial Tree Care team worked together to renovate the 1,600-foot stretch of turf along Bishop Boulevard, referred to as “The Boulevard.”
The project included soil reconstruction, irrigation improvements, tree preservation measures, and the installation of new Stadium Zoysia sod, all timed to provide the turf an opportunity to establish before football season arrives this fall.
How Was SMU’s Boulevard Renovation Executed?
Rather than continuing short-term seasonal fixes, the team and university decided to pursue a more resilient long-term solution focused on soil health and turf durability. SMU’s Boulevard renovation required a phased, high-precision approach to demolition, soil reconstruction, and installation.
What does a full turf and soil renovation involve?
Crews began by removing approximately four inches of existing soil across the 1,600-foot corridor. This step was essential to reset the compaction and nutrient conditions that had developed over years of repeated seeding and heavy use.
A newly engineered soil profile was then installed using a sandy loam blend amended with compost and organic materials designed to improve structure and biological activity.
Production Manager Brittney Oden explained the condition of the site prior to renovation, noting that “this panel had been re-sodded and seeded multiple times year after year, so the soil profile was struggling with clay layering and zapped nutrients.”
After soil reconstruction, crews completed final grading, irrigation adjustments, and installation of Stadium Zoysia as part of the commercial sod installation process. The goal was not only visual improvement, but improvement to long-term performance under heavy foot traffic.
How Does Soil Preparation Impact a College Campus Landscape Renovation?
Soil preparation was the most critical factor in the success of SMU’s Boulevard renovation. Pre-project soil testing identified severe compaction, low microbial activity, and nutrient limitations. These conditions directly impact root development and long-term turf stability.
“Given the scale of the project and the necessity of removing the top several inches of soil, executing a comprehensive soil remediation plan was highly logical,” Cabral said.
The revised soil system was designed to improve moisture retention, encourage biological activity, and create a stable environment for root establishment. Without proper soil preparation for sod, even high-quality turf would struggle to survive the traffic demands placed on The Boulevard.
How Were SMU’s Live Oak Trees Protected During Construction?
The Boulevard is lined with more than 65 mature live oaks that define the character of the space while creating significant construction constraints.
“What distinguished this initiative from a standard resodding project was our absolute commitment to preserving the health of the site’s monumental live oaks,” Cabral said.
Southern Botanical’s ISA Certified Arborists performed selective canopy pruning to improve light penetration before construction began. Crews then used air-spading techniques to expose root flares and establish protected work zones around each tree.
These buffer zones ensured heavy equipment did not encroach on critical root systems during excavation and grading.
“These pre-established buffer zones helped prevent any root damage to the live oaks,” said Oden.
Following installation, crews completed vertical mulching to reduce compaction and improve soil conditions around the root zones.
How Was SMU’s Boulevard Renovation Managed on an Active Campus?
Executing the Bishop Boulevard renovation required coordination across multiple active campus conditions. The project began immediately after graduation but coincided with ongoing construction, campus events, athletic programming, youth camps, and TV production activity across the university.
“Managing project timing and logistics proved to be half the battle,” Cabral said.
Work was divided into phased zones aligned with irrigation systems, allowing crews to complete sections efficiently while minimizing disruption to campus operations.
“All eyes were on this project,” Oden said. “Communication and preplanning were of utmost importance throughout this project.”
